These are inclusions and exclusions. Buyers may request items sellers did not anticipate leaving behind and Sellers can ensure items they want to keep are removed.
The buyer expects to receive the home in generally clean condition on closing, free from debris or garbage.
You may request an existing survey the seller may have in their possession, particularly if you plan on doing any building on the property.
It may be appropriate to include clauses that appliances are in good working order, or that the home has never been used for illegal purposes like a grow op.
It's not uncommon, especially for commercial, land, new construction, and condo sales, for elements of the contract to require the buyer's lawyer's review/approval before becoming firm.
Depending on your personal circumstances, you may be entitled to incentives, credits, and rebates offered by the provincial government that make it easier for you to afford your home. Your lawyer will take care of these rebates when handling your closing.
Keep in mind that a professional accountant should always be consulted on matters of taxation and rebates.
You've successfully purchased a home, but your work doesn't stop there! Homeownership requires a lot of responsibility and upkeep. Stay on top of home repairs and maintenance to protect your investment. Planning repairs or renovations?
A Real Estate Agent helps you determine what improvements have the most value and can recommend contractors to do the job. Keeping aware of your home's value is an important part of being a prudent homeowner.
Check in regularly to find out if your property value has increased. Moving up the property ladder might be something to consider.
